Why Drainage Drives Foundation Movement

Central Texas sits on expansive clay soil. When that clay takes on water it swells; when it dries out it shrinks and pulls away. Every foundation in the region rides on that cycle. The damage doesn’t come from moisture itself — it comes from uneven moisture.

A home where one side of the foundation stays saturated by a downspout while the opposite side dries out in summer heat is being lifted on one edge and dropped on the other. That differential movement is what cracks brick, racks door frames, and separates walls from ceilings. Two homes on the same street, built the same year on the same expansive clay soil, can end up in completely different condition based on nothing more than how water moves across their lots.
